Welcome to Unit 4001—a charming, 3-bedroom, 2-bath cottage nestled in the heart of Ft. Morgan and just minutes from the sugar-white sands of the Gulf. Impeccably updated from top to bottom with fresh paint, new flooring, cabinetry and designer furnishings, this spacious retreat comfortably sleeps up to 12 guests!
Brand-new kitchen appliances, painted cabinets and all the pots, pans and cutlery you need make meal prep a breeze. A large, open layout invites everyone to gather and linger.
Relax on the plush sofa sleeper or in one of two oversized accent chairs as you stream your favorite shows on the wall-mounted TV. Subtle coastal décor sets a welcoming tone.
The primary bedroom features a King-size bed, wall-mounted television and an en suite bathroom with fresh cabinetry, new fixtures and spa-style shower.
Bedroom 2 offers another king-bed option, plentiful closet space, mounted TV and storage drawers. Bedroom 3 features twin bunks built into the wall above two queen beds—sleeping six in true seaside camp-style comfort.
Both bathrooms feature single vanities, lighted mirrors, premium fixtures and come stocked with linens for your stay. A screened porch offers a great space for enjoying outdoors without having to battle the elements.

*AGE: There is a strict minimum age requirement of 25 to book this property.

*COMPLEX AMENITIES: 2 Outdoor Pools, 1 Kiddie Pool, & Clubhouse with restrooms by pool, High Speed, Fiber Internet

*GOLF CARTS/ LOW SPEED VEHICLES: This property is located approximately 1/2 mile from the beach. The Association allows renters to rent golf carts from their approved vendors only! Personal golf carts or low speed vehicles (LSV) are prohibited!

*PARKING: This complex offers onsite parking for up to 2 vehicles. Your vehicles must have a parking pass filled out completely and the pass must always be visible to avoid being towed. The Rookery III has limited parking, therefore you can only purchase up to two (2) parking passes per reservation. Trailer/ motor home parking is prohibited.

*PETS: This property IS pet friendly! You are welcome to bring up to two pets during your vacation, however each pet MUST be registered and the pet fee paid prior to your arrival. The pet fee is $175.00 plus tax per pet. You will receive a leash cover for each registered pet, which must be used at all times. Any damages caused by your pet or any fines incurred involving your pet(s) will be your responsibility. The cost of the pet fee and/or fines are subject to change at any time without notice. Failure to register and pay the pet fee can result in being fined and/or evicted.

*CANCELLATION: Cancellation must be more than 30 days prior to arrival date and submitted in writing directly to our office email, rentals@lunabeachproperties.com. Please refer to your Rental Agreement to review the full policy.
