IMPORTANT INFORMATION REGARDING THE ROOKERY III 4001:

*AGE: There is a strict minimum age requirement of 25 to book this property. The guest booking the property must be on site for the duration of the booking. Photo Identification is required.

*COMPLEX AMENITIES: 2 Outdoor Pools, 1 Kiddie Pool, & Clubhouse with restrooms by pool, High Speed, Fiber Internet

*GOLF CARTS/ LOW SPEED VEHICLES: This property is located approximately 1/2 mile from the beach. The Association allows renters to rent golf carts from their approved vendor, Island Carts, LLC. Personal golf carts or low speed vehicles (LSV) are prohibited!

*PARKING: This complex offers onsite parking for up to 2 vehicles. Your vehicles must have a parking pass filled out completely and the pass must always be visible to avoid being towed. The Rookery III has limited parking, therefore you can only purchase up to two (2) parking passes per reservation. Trailer/ motor home parking is prohibited.

*PETS: This property IS pet friendly! You are welcome to bring up to two pets during your vacation, however each pet MUST be registered and the pet fee paid prior to your arrival. The pet fee is $175.00 plus tax per pet. You will receive a leash cover for each registered pet, which must be used at all times. Any damages caused by your pet or any fines incurred involving your pet(s) will be your responsibility. The cost of the pet fee and/or fines are subject to change at any time without notice. Failure to register and pay the pet fee can result in being fined and/or evicted.

*CANCELLATION: In the event you have to cancel we will work with you as much as possible, however we do have a Cancellation Policy in place. Cancellation must be more than 30 days prior to arrival date and submitted in writing directly to our office email, rentals@lunabeachproperties.com, to receive a refund of all monies paid minus your processing fee. Please refer to your Rental Agreement to review the full policy.

Unit 4001 is a beautifully updated cottage that features 3 Bedrooms and 2 full Bathrooms, capable of sleeping 12! This spectacular cottage has been recently updated with all new flooring, paint, cabinets, and furnishings. This cute cottage is ready for you to come enjoy the peaceful and tranquil setting of the heart of Ft. Morgan & the Bon Secour National Wildlife Refuge. The complex offers 2 Pools, Kiddie Pool, and Gazebo...and is only minutes from the sandy white beaches of the Gulf of Mexico!
This three bedroom/ two bath unit offers plenty of room for every member of your group. The large kitchen is stocked with all the cookware needed for preparing your meals and has been completely renovated with all new cabinetry, flooring, paint, and appliances.
The living area features a comfortable, new sofa sleeper, 2 oversized chairs, mounted television, and is tastefully decorated to make you feel right at home.
. The Primary Bedroom offers king bedding, mounted television, and new private bathroom with all new cabinetry and fixtures. Bedroom 2 features King Bedding, spacious closet, mounted television, and a chest of drawers for storing your personal belongings. Bedroom 3 has a Twin bunks built into the wall with 2 Queen beds below, capable of sleeping 6. Both guest bedrooms share the spacious guest bathroom which offers a new single vanity, lighted mirror, and fully stocked with linens for your stay.
